Lake Texoma Real Estate Update for January 2012

It's RAINING! It's POURING! It's COLD! NOW is the perfect time to BUY your PREMIER Lake Texoma property for a good price! Brookshire's Grocery and Retail Center will break ground at NEW Highway 289, (Preston Road) and Highway 120 in February 2012. Rialto Movie Theatre will reopen its majestic doors in downtown Denison in February 2012. Highport Marina's Island Bar and Grill will reopen in February 2012 with a new delectable menu. NOW is the time to BUY. And, according to local realtors, many savvy investors are heeding this advice! Local real estate market conditions (average price, number sold, etc.) reveal the following statistics from NTREIS: From January 1, 2012 to January 26, 2012, 34 listings in the Pottsboro and Denison area were SOLD or PENDING, compared to a year ago for the same time period in 2011, when 26 listings in the Pottsboro and Denison area were SOLD or PENDING. That is a 30% increase for 2012, and inventory continues to dwindle as active listings decline 12.4% in Denison, 18.1% in Pottsboro from December 2010 to December 2011. Key drivers of resort property sales are employment rates, retiring Baby Boomers, affordability, new attractions to the area, and interest rates. Employment rates have risen and consumer confidence has risen 15 points in the last month. Lake property affordability has improved as interest rates have fallen further to 3.98% from 4.23% in October of 2010. Additionally, the Denison area was named as one of the top 10 least expensive urban areas in the U.S., according to the ACCRA Cost of Living Index. A cold, wet wintry day is certainly the BEST time to purchase a PREMIER Lake Texoma property. BUY now and be ready to enjoy the beautiful Spring weather! Lake Texoma

Fishing Report from TPWD (Jul. 9)

FAIR. Water stained; 84 degrees; 1.87 feet above pool. Striped bass fishing is hit and miss but fish are starting to surface on shallow sand flats and in cuts. Top waters and swimbaits are working as well as live bait drifting shallow 10-15 feet of water or anchoring on main lake ledges in 15-25 feet of water. Catfishing remains excellent on punch bait in 25-30 feet of water on humps and main lake points. Bigger blues will be cruising the deeper water drift while gizzard shad or rough fish off of the river channels on flats in 40-55 feet of water. Bass fishing is good on hard baits and reaction baits near docks and the backs of coves early in the mornings and late evenings. Fish main lake points and rock bluffs mid day off the banks. Report by Jacob Orr, Lake Texoma, Guaranteed Guide Service. Striped bass are good on topwaters in shallow water, switching to slabs as fish move out to 15 feet of water. Water clarity is improved. Report by John Blasingame, Adventure Texoma Outdoors.
