Bel Air Village in Phase 3 Update




The construction of Bel Air Village in Sherman, Texas, is progressing well, with several elements of the community already completed. This master-planned community spans over 300 acres and features a variety of housing options, including apartments, single-family homes, and townhomes.

Home builders include Brightland Homes, Chesmar Homes, D R Horton, Dreambuilt Homes, Highland Homes, and The New Modern Home. Some builders estimate properties will be move-in ready by early 2025. Bel Air Village developers consider it a lifestyle-focused community.

Bel Air Village is a residential development designed to offer much more than just housing. It will provide amenities and features that cater to the overall lifestyle, interests, and the well-being of its residents. The goal is to create a sense of community and convenience by integrating spaces for fitness, leisure, recreation, and social interaction.

Bel Air Village Phases

The developer, Terra Perpetua LLC, the City of Sherman, and the Bel Air Village Public Improvement District have tunneled through a long process of approvals. For example, officials announced the Bel Air Village development in 2020. Before August 2020, the city had approved 245 acres and then approved an additional 33 acres that August.

The first two Bel Air Village phases targeted building apartments, residential homes, and retail spaces. The project fell stagnant for a period in 2021 and 2022. By the end of December 2023, Bel Air Village had built enough homes to begin planning phase three, the centerpiece of the development.

Phase 3 plans have yet to be announced to the public.

Other Bel Air Village Amenities

Bel Air Village’s amenities will continue to grow as the community grows. Planned spaces potentially will include a dog park, event spaces, fitness centers, a golf course, nature trails, parks and green spaces, pools, sports courts, and more.

Bel Air Village and World-Renowned French Artist, Cyril “Kongo”

The Bel Air Village developers have contracted with Cyril “Kongo” to birth an arts district within Bel Air Village. The purpose of collaborating with Kongo is to offer an authentic arts oasis to enrich the lives of residents and visitors.

Fishing Report from TPWD (Aug. 27)

GOOD. Water stained; 83-84 degrees; 0.38 feet above pool. Fishing has been really good. Some days are definitely easier than others, but it has definitely started to turn around. Mostly catching them on slabs. Sometimes catching them on topwaters. Some anglers are trolling for them and catching them. You can jig them up and down off the bottom. Water temperatures are still pretty warm around 83-84 degrees. Report by John Blasingame, Adventure Texoma Outdoors. Striper fishing is good as they have schooled up and are feeding more frequently with the nicer weather. Look for fish surfacing with larger schools under them on river ledges. Slabs, topwaters and swimbaits are producing fish when you get on the right school. Fish can be found feeding throughout the day and in random places so keep an eye out for birds and blow-ups right now. Catfishing is good on punch bait off points and ditches in 20-25 feet of water for numbers of channel cats. Blues are on deeper flats in 40-60 feet of water on cut shad for numbers. Bigger blues are near coves and creeks in 18-25 feet of water drifting cut shad. Crappie fishing - look at brush near the mouths of coves and creeks in 15-20 feet of water. Temperature drops will have fish active near docks and structures throughout the day. Darker color jigs are working better with current water conditions.
