You've heard the saying, "HOME is where the HEART is". That was certainly TRUE for February 2012 in the Lake Texoma area. The following statistics from NTREIS revealed that from February 1, 2012 to February 29, 2012, there were 52 properties SOLD or PENDING for Pottsboro and Denison, compared with only 26 properties SOLD for the same time period in 2011. The continued decline in inventory and new listings is a leading indicator that price levels will soon stabilize,and, inevitably trend upward. This week, Warren Buffet said that the best investment right now is to find a good property, while prices are at their lowest levels since the Financial Crisis, BUY it, hold on to it until prices climb back up. NOW is the time to BUY! I don't know about you, but, I am a Warren Buffet fan and believer! When it comes to lake properties, BUYERS are always asking us, "What should I know before purchasing a lake property?" There are three important questions that BUYERS may want to ask their realtor: 1. What are the taxes? 2. Are there HOA's, and if so, how much? 3. Where does the Corps land begin? With these 3 questions answered, you are well on your way to a LAKE property purchase that will make your HEART soar and chase away those winter blues! Fishing Report from TPWD (Apr. 10)

GOOD. Water normal stain; 58 degrees; 1.75 feet below pool. Striped bass are great using live shad on anchor in 30-45 feet of water on steep bank ledges and points around creeks and rocks. The shad spawn will be happening in certain areas and lake wide over the next week. Topwaters and swimbaits will also work on the banks. Watch for herons and egrets along the banks. Crappie fishing is improving under docks and on submerged structures using electronics to locate active fish. Some crappie are still in the creeks and on structures and lay downs in 2-5 feet of water. Catfish are fair on cut shad in the Main lake river channels 50-60 feet of water and near the river inlets after the recent rains. Bass are good on live shad along the bluffs off the banks in 5-10 feet of water. Topwaters early and plastics late time of year. Check the wind blown points with small gravel and boulders.
